Private vs Estate Agent
While there is a growing call for agents to be ‘registered’ and ‘regulated’ in today’s Zambia, a growing number of folks are asking if it is better to use estate agents or just cut out the middleman (agent) to sell their property privately.
There is NO easy answer to the dilemma because the world is a changing place and that includes the Real Estate sector.
Back in the days, you needed word of mouth, newspapers classified sections and so on to market and sell or let your land, house or office. Nowadays, it’s more likely via online media – Websites, Social chat media etc. Plus the world is now a village…and getting smaller and crowded.
So, when a friend was asked the other day “Why do you need to sell privately or use an Estate Agent?”, I got thinking. The following are some thoughts:
- Although you may save a lot of money selling yourself, there is usually a fair bit of hard-work involved. So, selling privately means you must be prepared to do the hard-work yourself. This is even worse if, as with most people, it is your first home sale experience in valuing your house to pitch the right selling price and be available for all potential viewings. You also may contend with potential advertising costs and finally closing the deal or sale.
- The Estate Agent therefore offers a great deal of convenience to the property owner.
- A good Estate Agent usually comes better equipped at handling the responsibility of marketing, negotiating and closing the sales process cycle on the owner’s behalf.
- The better agents work hard on the owner’s behalf to get the best calibre of potential clients. This is especially as he or she get a commission for the successful lease or sale. So, there is usually an incentive to produce the right results.
